Like other types of concrete slabs, garage floors can be subject to sinking and settling over time. When it comes to attached garages, concrete settlement problems can be somewhat different than detached garages. Attached garage floors generally sink at the foundation wall due to poor soil compaction when the foundation was backfilled. When this happens, water can pool around the foundation and cause severe damage to not only your garage floor but the entire structure. If you have an attached garage, chances are the floor slab is poured inside a foundation wall. The good news is these slabs are easy for us to lift. Why is my garage floor sinking?

If your attached garage floor is sinking, there could be many reasons. Poor soil compaction and drainage, water pooling and vehicle traffic are some of the main causes.
Poor compaction during construction can result in soft spots that can't support the weight of your garage and vehicles. When vehicles park in these areas, they can cause the slab to sink and settle further into the ground. This can cause cracks, which become tripping hazards, and can also cause the floor slab to pull away from the walls, which can damage the structural integrity of your garage.
Water pooling is another common cause of attached garages sinking and settling. Water pooling can happen when the garage is built on too little of a slope, gutters and downspouts are too close to the garage and even from overflowing gutters. When water pools on your garage floor, it will seep into the slab and cause cracks and settlement. This causes an uneven weight distribution across the slab and can eventually cause it to break apart at these points resulting in it needing to be replaced.
Heavy vehicles can also be a cause of concrete settlement. They can create pressure on the ground beneath them as they drive over the slab. If there isn't enough support beneath these areas (from poor compaction or erosion), they will cause the slab to sink and cause your garage floor to crack and become uneven.
